Step 1

Define Your Goals and Budget

• Determine your needs, preferences, and goals for the new home.
• Consult with a lender (if needed), this will allow you to get an idea for interest rate, down payment and monthly payment once the home is finished, closing takes place and your mortgage begins.

Step 2

Select a Builder

• Research and interview several builders or contractors.
• Evaluate their experience, reputation, portfolio, and communication style.
• Choose the one that best fits your requirements and budget.

Step 3

Pick a Lot

• Research and select a suitable lot for your new home.
• Consider factors like location, size, zoning regulations, utilities availability, and proximity to amenities.

Step 4

Design Phase

• Work with the builder and design team to select the floor plan and design the home.
• Work closely with the designer to incorporate your vision, lifestyle needs, and preferences into the design.
• Review and approve the plans before moving forward.

Step 5

Pre-Construction Phase

• Finalize the new home purchase contract, including project timeline, design selection, and scope of work.
• Secure financing if needed.
• Develop a detailed construction schedule and timeline.

Step 6

Permitting

• Obtain necessary permits from the local authorities before starting construction.
• This may involve submitting the architectural plans, engineering reports, and other documentation for review and approval.

Step 7

Construction

• Clear the site and prepare it for construction.
• Pour the foundation and begin framing, sheathing and exterior wrap.
• Install plumbing, HVAC, and electrical once framing inspection has passed.
• Install exterior finishes, such as brick/stone, siding, windows & roofing.
• Once all utilities have passed rough in inspection interior finishes begin, such as, drywall, flooring, cabinets, interior doors and trim work.
• Complete exterior with landscaping, finish driveway and walkways, exterior lighting and other features.
• Complete interior with paint, cabinet stain, tile, countertops, light fixtures, hardware, sink/shower fixtures, appliances, and other amenities.
• Conduct inspections at various stages to ensure compliance with building codes and quality standards.
• If the buyer is financing communicate with the lender to order an appraisal if necessary.

Step 8

Final Walk

• Perform a final walk through to identify any remaining issues or deficiencies.
• Request local authority and order final inspection for certificate of occupancy.
• Address any outstanding items before finalizing the project.

Step 9

Closing and Move-In

• Once the certificate of occupancy is received closing can take place.
• At closing the buyer (or the buyer’s lender) will finalize payment to the builder, the title company will ensure the property has clear title and ownership will be transferred from the building company to the buyer.
• Transfer utilities and complete any remaining paperwork.
• Move into your new custom-built home and enjoy!
